Please take note of the following general conditions that may apply to home loan agreements in Malta (subject to each bank’s terms):
- Bank legal fees (typically 0.325% of the loan amount plus VAT) are often waived for first-time and second-time home buyers.
- The borrower has the right to repay the loan in full or in part before the end of the agreed term.
- If the loan is fully repaid or reduced by 30% or more within the first three years, any waived or refunded bank fees may become payable.
- The credit agreement remains valid for the duration agreed between the bank and the borrower, and both parties must adhere to their contractual obligations.
- Life and property insurance are mandatory as security for the loan. The loan is generally secured by a first-ranking hypothec over the financed property, a pledge over a life assurance policy covering the entire loan amount, and buildings insurance for the replacement value of the property.
- In cases of non-compliance or missed repayments, the bank may, following legal proceedings, seek to sell the financed property, which could result in the loss of ownership.
